WHAT TO EXPECT WHEN YOU JOIN A STRATA COMMITTEE?

Committee members are required to act with due care and diligence and in the best interest of the owners corporation.

So, what does that actually mean?

As a committee member, you, and your fellow members, are responsible for the day-to-day decisions of your committee. Your strata manager is there to guide and support you, but not to make the decisions.

 

As an example, you may be asked to vote on matters relating to:

  • Approving applications for pets
  • Approving minor renovation applications
  • Considering and selecting quotations for works
  • Providing instructions for by-law breach action
  • Appointing contracts when they expire, for example, fire maintenance company
  • Receiving and reviewing building management contracts
  • Working through major projects including appointments and approvals
 

When making decisions, you are supposed to put aside what outcome would be best for your personally and consider what is best for the group of owners as a whole. The community comes before the individual.
